Design Development is where the chosen systems become real geometry. Preliminary drawings go up for all four disciplines, backed by calculations, duct and piping layouts, typical details, one line drawings, and system schematics, all carried in the shared Revit model.

Coordination runs in every direction: the design is checked against the architectural design criteria, special study results are folded back in, specialty engineering scope is identified, and a preliminary opinion of construction cost keeps the budget honest. The phase closes with documentation submitted for approval.

3.01 Attend Meetings The engineers stay at the table as the design deepens.

3.02 Preliminary MEP & FP Drawings First drawings for all four disciplines, built in the shared Revit model.

3.03 Preliminary Design Calculations Loads and sizing worked to a level the layouts can trust.

3.04 Preliminary Duct & Piping Layouts Mains routed and coordinated before congestion becomes a field problem.

3.05 Typical Detail Sheets The details that repeat across the set, drawn once and drawn right.

3.06 One Line Drawings & System Schematics Power and system logic captured so reviewers see the whole picture.

3.07 Specialty Engineer Scope Where specialty engineers are needed, the need and scope are identified now.

3.08 Preliminary Opinion of Cost A construction cost opinion assisted while the design can still respond to it.

3.09 Review Special Study Results Findings from the phase two studies folded back into the design.

3.10 Architectural Coordination All four disciplines coordinated with the architectural design criteria.

3.11 Submit for Approval Design development documentation submitted for the owner’s approval.

Conflicts get solved on screen here, not on site later.

Design development is the least expensive place to find a collision. Every main routed and every detail drawn in this phase is a change order that never has to happen.
