Before any engineering begins, the Project Development Phase puts the project itself in order. The scope of mechanical, electrical, plumbing, and fire protection services is defined in writing, the schedule takes shape, and the ground rules for communication, drawing standards, and specification format are agreed by everyone at the table.

The phase closes with negotiated fees, a payment schedule, and an executed contract. It may read as administrative, but this is where smooth projects are made: every phase that follows runs on the agreements made here, and the number of meetings and site visits is set before expectations can drift.

1.01 Define Scope of Services The mechanical, electrical, plumbing, and fire protection scope is set in writing so every party designs to the same boundaries.
1.02 Assist in Developing the Schedule A design schedule the whole team can hold to, built with the owner and architect.
1.03 Channels of Communication Who talks to whom, and how decisions get recorded, agreed before the first question arises.
1.04 Drawing Standards & Specification Format Standards and formats settled up front so the set reads as one document, not five.
1.05 Meetings & Site Visits The number of meetings and site visits is established early, so coverage matches the project.
1.06 Negotiate Fees & Payment Schedule Fees and a payment schedule agreed in plain terms, before the drawing starts.
1.07 Execute Contract The agreement is signed and the project officially opens.
